It’s hard to imagine the basic difference between TampaBay (the capital city on Florida’s gulf coast) and Minnesota. We’re down here mowing our lawn, pruning our shrubs and playing golf as we can every day of the year and we’ve just read that the ice breakers are clearing the ice from Lake Superior. And, its still March and we can remember the State High school Basketball Championships that were delayed because of March blizzards. Get some relief – we have more warm weather, fewer mosquito’s and 3400 golf courses – come on down. The weather’s fine.

Things to do this weekend in the TampaBay Area
Plenty of weekend choices for the family and for great people watching. Zephyrhills is holding the 11th Annual Celtic Festival in Dade City starting Friday and running through Sunday. Admission is charged but Friday night from 6 to 9 admission is meant to be free. Saturday and Sunday the festival opens at 9 AM. Children under 12 are free.
In Plant City the Strawberry Festival starts Thursday and runs through March 13. Entertainment, rides, food (strawberries!). Hours are 10AM to 11PM, Check the link for Admission information.

Market Conditions for Buyer’s in TampaBay and Beyond
We have been in a Buyer’s Market for several years. The combination of short sales and bank-owned properties have allowed many Buyers to purchase a property at very low prices. It has become the custom to look at a very competitive price and offer five to ten percent less. I believe we are seeing the end of discounting the discounted property prices. As the banks become more efficient and proficient at managing short sales and also managing their own Real Estate Owned (REO) business we are seeing fewer low ball offers being accepted by the lenders.
In fact, we are seeing more counter-offers from the lenders to the short sale offers that have been submitted. Now that the Lenders have achieved some measure of control over the entire short sale process they are working to stabilize the market. Consequently, we will be seeing less flexibility in short sale prices coupled with continuing conservatism from the appraisers when pricing a property.
The end result will be confirmation that the market has stabilized and that we will start to see prices rise slowly … but steadily. Message to the Buyers – if you see a good deal offer the asking price and get the deal. Try for a discount on the discounted price and you’ll miss out.

TampaBay has largest population growth in Florida from July 2007 to July 2009. Only other city to register growth was Jacksonville. TampaBay has more than 20,000 new residents moving to the area. The TampaBay Real Estate market is inching upward. This seems to be part of a nationwide trend or at least a trend in 20 major cities in the US. The Case-Shiller Index measures the growth in value of residential Real Estate. It is a bit of a rear-view mirror look at the market because the Index looks at sales two months prior. So, we know in August TampaBay home prices increased by .04 percent. Not earth shaking but better than the continuing decline we saw for the past 18 months. By the way, there are some incredible deals being offered for bank owned properties but you must be ready to move quickly when a bank-owned property comes on the market. Saturday is Land O Lakes’ Saturday Market. It is located just behind the Community Center on Land O Lakes Blvd (just across the street from the Post Office. It is open every Saturday from 9am until 2 pm. The Market runs from October 3 to May 29. It’s small but growing. At today’s Market there are plants of all kinds, fruit, vegetables, jams, jellies, furniture, jewelry, a New York style hot dog stand plus Kielbasa and Pierogis. It’s worth a stop and, if you have something to sell, set up shop at the Land O Lakes Saturday market and meet our neighbors.

Starting next year, when you’re Traveling to or from TampaBay make sure the name on your ID and the name on your airline boarding pass match precisely. The Transportation Safety Administration (TSA) will be starting a program early next year called Secure Flight. Reserve your flight using the same name as on your ID. Also, make sure all your other travel information with rent a car companies and hotels all have the same name. That means you should make sure your Driver’s License and your Passport have the same name.
